What documents are required to apply?
Photo I.D. or passport and your last two paystubs (if paid bi-weekly and last four if paid weekly).

Do you have an income minimum or maximum?
We do not have an income maximum though our minimum financial requirement is that you make three times the monthly rent as your combined monthly income.
What are the fees to apply?
At the time of your application, there is a $50.00 application fee per applicant 18 years or older. Upon approval there is a base security deposit of $250.00.

How long does it take to know when my application will be approved or denied?
We aim to tell you your results within two business days.
Do you require renter's insurance?
Yes, we require that you have a policy with a minimum of $100,000 coverage.
Do you offer any discounts?
We offer a reduced security deposit of $100 to retired or active-duty military, employees of the federal government and all school personnel. Otherwise it starts at $250.00 and is subject to change based on rental and credit history.

What leasing options are available?
Short term and long term leasing options.
What is an individual lease? Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Yes, while you may want to chose an apartment that is available closest to your desired move-in date. We don't hold apartments.
Is there an application fee?
$50 per adult.
Is there a security deposit and is any of it refundable?
Yes, the base rate is $250 but can go up to one month's rent depending on credit.
Do you accept Section 8 vouchers?
No, we do not.
When is rent due and how can I pay? Are there late fees? Is there a grace period?
Rent is due on the 1st of the month and can be paid through our online resident portal, check, or certified funds. Late fees will be applied after the 5th of the month.
Are utilities included?
Utilities are included.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens if I need to move out before my lease expires?
You are still required to give 60-days written notice. Also, you will be liable for lease termination fee.
What utilities are included in the cost of rent?
All utilities including gas, water, electricity, trash, sewage and one parking space.

Are there community quiet hours?
Quiet hours are 9:00 pm-8:00 am.
What are the hours for the fitness center?
The fitness center is open 24/7.
What are the hours for the pool?
It's open on Memorial day and closes at Labor day. Monday-Friday 12 pm-8pm and Saturday-Sunday 12pm-9pm.
What are the hours for the business center?
The business center is open 24/7.
What are the hours of the laundry facility?
The laundry facility is open 24/7.
Do you accept pets?
We are not a pet friendly community.
Do you offer washer and dryer in the apartments?
We do have a newly renovated laundry room that is on our Penthouse level. The machines are card operated though can also be operated via an app. From an app you can also see the machines availability as well as pay for your load there. It is $1.00 to dry and $1.50 to wash.
Do you have storage available?
Yes, we have storage lockers and you can rent them on a month-to-month basis for $25.00 a month.
Do you have additional parking available?
We do offer an assigned garage spot for $65.00 and an unassigned deck space for $55.00. *depending on availability
What cable/internet providers do you all offer?
We offer both Comcast and Verizon.

Do you offer valet trash service and/or recycling?
No, we do not.
Are apartments cable ready? If so who is the provider? Is there a separate charge?
Apartments are cable ready. There is no separate charge from our community. You may choose any provider and pay them monthly.
Are the apartments wired for Wifi? Is there a preferred provider?
Verizon or Comcast.
Do you have package lockers/how do I get my packages?
Luxerone lockers system or at the front desk.
Are concierge services available?
No.
What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
Yes, smoking is allowed inside the apartment or balcony. Smoking is prohibited in hallways or common areas.
Do you allow pets? What is the pet policy?
We are pet free community.
What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?
One parking space is included in the price, for 1bd there is not an assigned spot in the deck. For 2bd there is assigned space in the garage. For additional parking there is a waiting list and additional charge.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
We have a visitors parking located in the front of the main doors. Visitors needs to sign in every 12 hours at the front desk. If someone parks in your spot, please reach out to the leasing office, so we can call Towing company
Are you near any transportation routes? Which ones?
Timed Shuttle bus going to Pentagon City metro from the main door, WMATA, Arlington Transit.
What school district serves the community?
Yes, Montessori Public school of Arlington, Alice W Fleet (elementary school), Jefferson Middle school, Wakefield High school.
Is there public transportation nearby? What stop is closest?
Public transportation stop is located in the right outside of the building. Bus 16 A, 16 C, 16 G, 16H.
Does the apartment come with a microwave?
Yes.
Are stoves gas or electric?

Do kitchen sinks have a garbage disposal?
Yes.
When were these apartments built? Have there been any renovations?
1971, We recently completed renovation at common area and complete rolling renovation of the apartments.
Is there a bathtub or just a shower? Are they together or separate?
There is a bathtub and a shower. They are together.
Do the apartments have air conditioning?
Yes.
Are washers and dryers available? Are they in the apartment? What kind?
There is no washer and dryers in the unit. There are two FMB laundry rooms on the penthouse level and in the lobby.
What kind of kitchen appliances are in the apartment?
Refrigerator/Freezer, Dishwasher, Microwave.
